JOB PURPOSE / SUMMARY
We are seeking a dynamic and experienced Property Manager to oversee the daily operations and overall management of our shopping mall. This role is responsible for ensuring operational efficiency, tenant satisfaction, financial performance, and delivering an exceptional shopping experience for customers.
KEY RESPONSIBILITIES
1. Manage security, housekeeping, parking, and maintenance to ensure seamless day-to-day running of the mall
2. Oversee safety, cleanliness, and functionality across all common areas.
3. Supervise contractors and service providers, ensuring quality service delivery within budget.
4. Serve as the primary point of contact for tenants, addressing operational concerns promptly.
5. Ensure compliance with lease agreements, mall policies, and operational standards.
6. Coordinate with tenants on store openings, fit-outs, and handover processes.
7. Develop and manage the mall’s operational budget and service charge accounts.
8. Ensure timely collection of rent, utilities, and service charges.
9. Monitor expenses, identify cost-saving opportunities, and maintain service quality.
10. Prepare and submit accurate monthly reports to owners/management.
11. Collaborate with the marketing team/agency to implement events, promotions, and campaigns that drive footfall.
12. Support initiatives aimed at enhancing the customer experience and encouraging repeat visits.
13. Oversee preventive and corrective maintenance schedules to minimize downtime.
14. Monitor key equipment (e.g., escalators, lifts, HVAC systems) to ensure smooth operations.
15. Coordinate with vendors on upgrades, refurbishments, and minor renovation projects.
16. Supervise mall staff and outsourced teams, including security, cleaning, and technical personnel.
17. Provide training, guidance, and motivation to foster high performance and customer service excellence.
